Florence is located along U.S. Highway 101 at the mouth of the Siuslaw River and is popular for its lush green forests, lakes, river, and beautiful dramatic coastlines. Florence is also accessible via Oregon Highway 126, which runs through the Willamette Valley from Interstate 5 at Eugene, then along the Siuslaw River through the Coastal Range to the Pacific Ocean.


Whether you prefer to travel by road, rail, air, or sea, Florence is just a hop, skip, and a jump (or flight) away: 48 miles north of Coos Bay and the North Bend Airport, 50 miles south of Newport, 55 miles west of Eugene and the Eugene Airport, 164miles southwest of Portland and the Portland International Airport.

Florence, Oregon is roughly 5 miles wide (from the Pacific Ocean on the west and to the east) and 8 miles long (from Southview in the north to Westlake in the south) with a river running through it. The actual city limits encompass an area of about 2.5 miles west to east and 2.5 miles north to south.

In order to assist you in deciding which areas and/or neighborhoods might appeal most to you, let us orient you to the geography of Florence and the characteristics of those neighborhoods.


In-Town: Refers to the area within Florence city limits. The area extends from the Siuslaw Bridge north to Munsel Lake Road and includes 2 golf courses, Florence schools, the hospital and doctors' offices, shopping, community services, and beautiful Old Town. There are several gated communities in town. Sandpines, Ocean Dunes and The Cottages have lovely custom homes adjacent to Florence's two fine golf courses. Mariner's Village is a small gated community on Rhododendron Drive comprised off modest homes, many of which are Cape Cod style. It is distinguished by its fenced and locked area for homeowners to store RV's and boats. Shelter Cove and Fawn Ridge, also on Rhododendron Drive, are comprised of more expensive custom homes some of which have spectacular views of the Siuslaw River, the Pacific Ocean and the Oregon sand dunes. Lots are available in both these neighborhoods to build a custom home. Rhodoview Dunes is a small gated neighborhood located on top of a ridge. Many of the homes have spectacular high views of the Pacific Ocean or the Siuslaw River estuary and the Coastal Range mountains. Services are city water and sewer.


Beach: The Beach area extends north of the city limits, west of Highway 101 up the coast to Florence's only oceanfront community, and east along Heceta Beach Road to Highway 101. The Beach area has one gated community, Kla-ha-nee, comprised of more expensive custom homes with prices beginning around $650,000. It is the only ocean front gated community in the Florence area. Heceta South is a beautiful neighborhood of custom homes on one-third acre lots with prices beginning around $350,000. This area is distinguished by the fact that much of the native vegetation remains. Ocean Woodlands is an older neighborhood with half acre heavily vegetated private lots. Homes are both custom built and manufactured. Idylewood is a popular custom built neighborhood close to the entrance to the North Jetty and the beach. A few building lots remain. Water service is by Heceta Water District and sewer is private septic systems.


North: This area extends north from Heceta Beach Road on the west side of Highway 101, north from Munsel Lake Road on the east side and is sometimes referred to as the North Lakes Area because of the 12 lakes located there. There is one gated neighborhood north of Florence, Southview. Located on a high bluff overlooking the Pacific Ocean, many of the homes have magnificent long views looking south to the Siuslaw River jetties. It is comprised of more expensive custom homes. In addition to this gated neighborhood, there is a new non-gated subdivision, The Reserve, located a few miles north of the city limits. It is comprised of more modestly priced custom homes. Lots are still available for building, some of which have Heceta Lake views. There is a common area around the lake for walking and a small park with picnic table and gazebo. Water service is either by Heceta Water District, private wells, or lake water and sewer is private septic systems.


South: The area extends south from the Siuslaw Bridge to the Lane County Line and includes Glenada, Dunes City, and Westlake. Referred to as the South Lakes Area, it includes 6 lakes, Oregon Dunes National Recreation Area, and Honeyman State Park. There are two gated neighborhoods south of Florence. South Shore has more expensive custom homes on lan acre or more lots, many with private docks on Woahink Lake. Sunset Cove is a new gated neighborhood with more expensive custom homes on half acre lots. The neighborhood features a common dock and common area on Woahink Lake. Lots are available for building a custom home. Water is provided by private wells, lake water, or community water systems and sewer is private septic systems.


East: Extending east of the city limits near North Fork Siuslaw Road and up the Siuslaw River, this area includes Mapleton, Deadwood, Swisshome, and along Highway 126 toward Eugene. Outside of Mapleton City Limits, water is provided by private wells or river water and sewer is private septic systems.


Coast Village: This gated park is located right in town. Own your own lot for full-time living or vacation getaways in your RV, manufactured home, stick-built, or combination of these. Enjoy wooded seclusion and the amenities of the park, which include a pool, sauna, community center, laundry, and post office, without giving up the convenience of living in town. Homeowner's association dues, currently $130.00 per month, cover the costs of the amenities, garbage service, city water and sewer.


Greentrees: This planned, adult 55+ gated community of manufactured homes is also located within the city limits. Own your own lot, each naturally vegetated with coastal beauty, and enjoy the community amenities, which include a pool, lap pool, tennis court, sauna, hot tub, gym, library and community center. Homeowner's association dues, currently $146.00 per month, cover the cost of the amenities, cable tv, garbage service, city water and sewer.


Florentine Estates: This premier gated, 55+, manufactured home community is located on 180 lush, wooded acres in the heart of Florence and extends north to the city limits. Own your own lot and enjoy the amenities, which include indoor and outdoor pools, hot tub, sauna, gym, tennis courts, large community center, and garbage service. Homeowner's association dues are currently $77.00 per month. Services are city water and sewer.


Should you or your loved ones need independent/assisted living or a continuing care facility, Florence boasts some of the best. Levels of living offered include independent living, assisted living, supportive living, memory-impairment, and skilled nursing facilities.
